Base rental during the lease <br />term commencing August 1, 1985, shall <br />be payable in <br />four quarterly <br />installments per lease year as <br />follows: <br />1985-86 - <br />$ 8750.00 <br />per <br />quarter <br />1986-87 <br />- $ 8750.00 <br />per <br />quarter <br />1987-88 - <br />$10000.00 <br />per <br />quarter <br />1988-89 <br />- $10000.00 <br />per <br />quarter <br />1989-90 - <br />$10000.00 <br />per <br />quarter <br />REPAIRS AND MAINTENANCE: <br />Commencing May 1, 9 55, date of possession, the responsibility for <br />repairs or maintenance to the property shall be as follows: <br />Landlord: Landlord shall repair, at its expense, the struct- <br />ural proportions of the building, the roof and any major <br />repair or replacement to the mechanical and electrical <br />systems provided however, where such repairs are required to <br />be made by reason of the acts of the tenant, the cost shall <br />then be borne by the tenant. <br />Tenant: Tenant shall, at is expense, keep and maintain the <br />lease property in a clean, safe, sanitary and first class <br />condition to include all repairs and maintenance as shall be <br />required including the responsibility for all outside main- <br />tenance of the grounds and parking areas except as are the <br />responsibility of the landlord as described above. <br />CONDITION OF LEASED PREMISES UPON POSSESSION: <br />Landlord agrees to deliver possession of the leased premises in a <br />clear, and sanitary condition to include all lighting and plumbing <br />fixtures and heating equipment, fixtures, motors and machinery all <br />in working order and the replacement of all broken glass. <br />EXCLUSIVE OPTION TO PURCHASE: <br />Tenant shall have the exclusive option to purchase the leased <br />premises at any time during the lease term by giving landlord <br />sixty days written notice. The terms and conditions of the pur- <br />chase shall be as follows: <br />Purchase Price: $400,000.00 <br />Down Payment_ All consideration and base rental as described <br />a ve paTd to landlord as of the date of closing shall be <br />applied against the purchase price and shall ne calculated as <br />the down payment. <br />
