~ Building height as proposed is 29' 4". <br />~ Variance request arises because garage floor cannot be built at present grade. <br />~ Present location of house dictates location of addition. <br />~ Site slopes from front to back, grade at the front of site is approximately 30" below front <br />yard. <br />~ Building code requires the garage floor to be at least one foot above lowest point of <br />driveway. <br />~ Since the front yard is level, logic dictates that the garage floor be one foot above the front <br />yard. This places the garage floor about 42" above the present grade. However, it will <br />only be 12" above the front yard and at the same level as the present house when the <br />project is completed. This makes the building height 32' 9". <br />~ I believe the intent of code is to prevent building a house on top of a mound of soil to get <br />around the building height rules. This is clearly not the case here. <br />~ Present mature Oak trees prevent excavating the front yard to make a swale for proper <br />drainage for the driveway. <br />~ Mature Oak and Spruce trees will hide the peak of the roof from most of the frontage.
