To all persons making applications for subdivisions with the City: <br />DEFINITION OF SUBDIVISION <br />Any land, vacant or improved, which is divided or proposed to be divided into two (2) or more lots, <br />parcels, sites, units, plots, or interests for the purpose of offer, sale, lease, or development, either on <br />the installment plan or upon any and all other plans, terms and conditions including resubdivision. <br />Subdivision includes the division or development of residential and nonresidential zoned land, <br />whether by deed, contract for deed, purchase agreement, metes and bounds description, registered <br />land survey, replatting, easements for private or public purposes, lot rearrangements, division of any <br />land previously combined for tax purposes, devise, intestacy, lease, map, plat, judicial decree, or <br />other recorded or non-recorded instrument. <br />APPLICATION GUIDELINES <br />1. You are· required to visit the Zoning Administrator to discuss your proposal. You will .. be <br />advised of basic planning requirements and required filing fees. <br />2. SKETCH PLAN APPLICATION. You must submit a sketch of your proposal for review <br />by the Planning Commission, preferably on a Certificate of Survey. (Sketch Plan revi~s:· <br />are required for all subdivisions of 3 or more lots.) The Planning Commission will mlke V, .:,,. <br />general comments and recommendations but no commitments will be made at this stagef <br />The filing deadline for all sketch plan applications is 25 days before the regularly scheduJ~d <br />Planning Commission meeting of the month; please refer to enclosed schedule for the curf~~t <br />year. <br />3. PRELIMINARY PLAT APPLICATION. Your application will be reviewed by the Platlllillg <br />Commission and all other governmental agencies having jurisdiction. The City Council ~n ·· <br />then either approve, conditionally approve or deny the application. Detailed surveying' 1s · · <br />required including topographical mapping. The City can provide 2' contours of your propei~.5E'.}: <br />for a fee. Please advise the staff if you wish to make use of this service. Septic syst~ .. , <br />testing is required for all new building sites not served by sewer. Engineering data i§l> <br />required for all new streets and drainage improvements.
