PC Memo & Exhibits -06/15/15
Application Summary:
John and Sherri Thiesse are requesting a number of variances that would pe1mit the removal of the
existing single fami ly structure and detached garage to be replaced with a new two story structure and
attached garage. Variances would allow a reduction in the required average lakeshore , side yard
(north and south), and rear (street) yard setbacks. Lot area and lot width variances are a lso requested.
Due to the substandard nature of the lot in tenns of width and s iz e, applying the side ya rd setbacks
renders the lot unbuildable without a variance.
Setbacks (feet)
Required Existing Proposed
Lake 75.0 89.0 89.0
Street 50.0 6.5 12.0
Side (north) 30.0 10 .3 7.0
Side (south) 30.0 10 .2 10.3
Hardcover 25% 38.70% 34.66%
Items in bold either meet, or are a reduction from the existing condition.
To address the average la ke shore setback, the house has be en d esigned to maintain views from the
prope11y owner to the south, including clipping the corner of the structure to retain openness.
Planning Commission Recommendation
On June 15th, the Planning Commission voted 5 to O (Thiesse abstained) to recommend approval o f
lot area, lot width, s ide street setback and front yard setback variances resulting in the proposed
setbacks tabl ed above, consiste nt with the s taff recommendation.
