Additiona1 Comments and P1anning Commission Recommendation <br />December 4, 1992 <br />It was the general consensus of the Planning Commission that <br />the proposed improvements appear intense in consideration of the <br />severely substandard property but the project will result in a 5% <br />reduction of hardcover and improvements will not expand beyond <br />the existing building envelope. The enclosure of the existing <br />open deck area will intensify the existing average lakeshore <br />setback encroachment but there is no visual impact on lakeshore <br />views because of the curved shoreline. <br />The Planning Commission recommended approval of the <br />application as proposed subject to the residence being connected <br />to sewer when it is made available. The applicant has advised <br />that it is his intention to connect to the sewer as soon as it is <br />available to his property. Staff has been advised by the Public <br />Works Director that the Thiesse's property is located within the <br />first area to receive sewer and it should be available sometime <br />in January. Staff would recommend that approval be conditioned <br />on sewer being connected to the property prior to the Building <br />Inspector's final inspection for the proposed structural <br />improvements of the existing residence. The enclosed approval <br />resolution has been drafted per the Planning Commission's <br />approval recommendation. <br />lsv
