Dedication of the standard drainage,utility and wetland easements. . <br /> 3. Prior to residential construction on Lot 1 and Lot 2, all preliminary and alternate <br /> septic sites must be fenced off prior to any construction activities. <br /> 4. The City will grant the necessary variance for the wetland crossing for the driveway <br /> - to serve Lots 1 and 2, subject to mitigation of wetland fill on site and buffer <br /> preservation per MCWD's permit requirements and approval. Final plat will not be <br /> approved by City until MCWD approvals have been submitted to the City. <br /> 5. Outlot A is intended merely as a corridor for driveway serving Lots 1 and 2 and shall <br /> coritain no primary or accessory structures. <br /> . 6. Subdivider shall execute a private driveway maintenance agreement for Lots 1 and 2. <br /> 7. Subdivider is hereby advised that preliminary subdivision approval will expire one <br /> year from the date of Council preliminary plat approval. Should the subdivider fail to <br /> complete the filing of the final plat application within the year deadline, it shall be <br /> . necessary for the subdivider to file a new preliminary subdivision application with <br /> the City. <br /> 8. The lots are subject to the following standards, per the requirements of the zoning <br /> subdivision ordinance relating to frontlback lot subdivisions: <br /> Lot 2 2 acres� Lot 1 3 acreminimum <br /> Front/Rear Setback—50' � Front/Rear Setback—75' <br /> Side Setback(East)—30' � Side Setbacks—45' . <br /> Side Adj. to Outlot A—SD' - <br /> Final Plat Submittals: <br /> The following list of final submittals must be submitted to the Zoning Administrator two . <br /> weeks prior to the regularly scheduled Council meeting on the second and fourth Mondays of the <br /> month.
