Box 66 <br />Crystal Bay, Minnesota 55323 <br />Attention: Mr. Mike Scheller <br />Re: Division ;r Lot 1, Block 3, Bay View Park. <br />Dear Mr. Scheller: <br />J. P. Riedel & Company were the owners of Lot 16, Block 1, Bay View Park <br />and Lots land 16, Block 3, Bay View Park. <br />Riedel Company conveyed to Hennepin County almost all of the land con- <br />tained within the boundaries of the above three lots. How2ver, a amall <br />triangular sliver of lnnd was retained by Riedel Company, and I am en- <br />closing a drawing received from :V.r. Coffin which shows the triangular <br />sliver of land retained by Hiedel Company. <br />~ My question pertains to Lot 1, Block 3, Bay View Park. We propose to <br />convey the East half of that triangular sliver of land contained in Lot 1, <br />Block 3 to the purchaser of 3640 BaYside Road. That, of cour&e, is <br />technically a division of a ~arce• of land lying within the boundary of <br />the City of Orono and necessitates approval of the city. At a future <br />date we would also like to make the same kind of division of Lot 16, <br />Block 3, Bay View Park, but at this time we are concerned only with Lot 1, <br />Block 3, Bay View Park. <br />When the preliminary plat was app=oved as shown by the April 22, 1974 <br />minutes of the council, it was further st9.teci in the minutes as follows: <br />"It is further stipulated that four docks will be authorized <br />at this time until the future policy of docks in that area <br />CP.:1. be established." <br />We wish to request the City of Orono to authorize the division of the tri- <br />angular strip of land so that the purchaser will have ownership of land <br />from which he could erect a dock when the permit is issued for such er.ection. <br />The legal description I propose to use for the East half of said triangular <br />strip in Lot 1, Block 3, Bay View Park is attached to the drawing. <br />As the sliver of land is only about 4 feet wide at its widest end and then <br />narrows down to a foot or so, and as there is no structure on the land, and <br />as four docks have already been authorized, Mr. Rolfe Worden, attorney for <br />the City of Orono, thought we could get fast approval of this land division. <br />Any attention you can give this matter ftill be greatly appreciated. <br />ems/es <br />enclosure <br />:::r(L<::z. tJr_:~l.JJ, , t_ -~ '-, <br />Charles M.
