Althoug:\ the ar ca is zoned for l½ acre <br />lots, the lot is only 3/4 acre, and due to its <br />irregular shape, and the need to maintain a <br />50' setback from the lake, it becomes difficult <br />to design a home without a variance, <br />The Rovick' s architect, /,Ir. Alexander, informed <br />the Planning Commission ti1at witi1 a minor <br />modification, the need for a side yard set- <br />back variance could be eliminated, leaving <br />only a 15' variance from the road setback <br />requirement. <br />The Zoning Administrator informed the Planning <br />Commission members that no final plat had <br />ever 0een filed for this property, according <br />to Village records, although the County <lid <br />r<.;cord the division.
