The property is approximately <br />two and one-half acres in size and is unique in that the con- <br />figuration of this piece of land allowed one prime building <br />site which accommodates the Olson residence today. <br />There are many problems that surface when an application is <br />submitted to develop a piece of property that is surrounded on <br />three sides by water. To name a few, they are: <br />1. Are the lots dry and buildable? _ <br />2. Will the property conform to flood plain regulations mandated <br />by the Federal Government? <br />3. Will the properties conform to City code regulations, Minnehaha <br />Creek Watershed District, Lake Minnetonka Conservation District, <br />.and Department of Natural Resources regulations? <br />4. Is there legal access to allow free movement of emergency and <br />residential vehicles? <br />5. Will soil boring testsQsupport the construction of housing on <br />each lot? <br />6. Does Mrs. Olson's property contain the only access road? <br />These are but a few of the many land use problems that arise when <br />an applicant wants to develop properties. <br />
