Existing driveway to be replaced with new public SUBDIVISION <br />road and cul-de-sac in center of peninsula. 1340 Baldur Park Road <br />Right-of-wpy to be dedicated 50' wide with a (Continued) <br />50' diameter cul-de-sac on end. <br />Planning Commission recommended caravel surface <br />because of lakeshore proximity but Public Works <br />Supervisor and Planner recommend standard 18' <br />paved surface (to match existing Baldur Park <br />Road) for maintenance purposes. If hardcover <br />becomes a concern, the cul-de-sac could be <br />moved east with longer private driveways beyond. <br />One common driveway to serve Lots 1 & 2 (and <br />Lot 3 if cul-de-sac is moved) beyond the cul- <br />de-sac. <br />The Council should also consider requiring the <br />developer to participate in paving the 200+ feet <br />of gravel road between his property and the end <br />of paving on Baldur Park Road. <br />2. Connection of all lots to municipal sewer: <br />Existing house by August 1, 1979 (deadline for <br />all existing sewered properties as previously <br />notified) and stubs provided for new sites. <br />3. Payment of $225 sewer connection charges for <br />two new sites with building permits <br />4. Payment of park dedication fee per schedule. <br />($440 X 2 = $880). <br />5. Removal of existing shed prior to final plat <br />approval and removal of existing garage (Lot 3) <br />prior to building permit for new house. <br />6. Completion of the road and sewer improvements <br />by the developer prior to final plat approval, <br />or execution of a developer's agreement to <br />complete the work within one year. <br />7. Planning Commission recommended the dock location <br />for Lot 3 to be an outlot on the north side of <br />the peninsula but staff feels that there is <br />sufficient room to have a dock on Lbt 3 without <br />needing an outlot and without needing variances <br />for dock setback or construction in the marsh. <br />All lots are riparian. <br />Council Meeting - flay 22, 1979 <br />Mr. Petersen was present to discuss his plans for <br />the subdivision at 1340 Balder Park Road. <br />Mr. Ted Boer, 1392 Baldur Park Road, was also present <br />and presented the City Council with a letter concerning <br />the subdivision.
