LA19-000084 Baldur Park Road Sketch <br />November 13, 2019 <br /> <br /> <br />Engineering Comments: <br /> <br /> <br />1. Roadway- The pavement is shown at 18 feet in width. The Code requires 32 feet however the <br />proposed 18 feet is consistent with the existing roadway. With the narrowness of the road we <br />may need to consider restricting parking to only one side of the roadway to ensure a lane remains <br />open to traffic and emergency vehicles. <br />2. Right of Way- The right of way appears to be 20 feet wide; one foot on each side of the <br />pavement. The code requires 50 feet however the right of way at the existing road is 30 feet. I <br />would recommend the proposed right of way be at least consistent with the existing at 30 feet. In <br />addition to facilitating maintenance operations this would also provide room for utilities without <br />them being under the pavement. <br />3. Connection to existing Right of Way- There is not a right of way / easement across 1376 Baldur <br />Park that would allow a connection of the existing roadway to the proposed roadway. An <br />easement/ right of way in favor of the city should be procured from the property owner at 1376 in <br />order to facilitate the roadway extension and the extension of any public utilities to service the <br />new development. <br />4. Floodplain-Floodplain mitigation is proposed on site to offset proposed floodplain <br />fill. The applicant will be required to obtain a MCWD permit for this work, and the <br />mitigation volume will need to be equal to or greater than the fill. <br />5. Wetlands-Wetland impacts and buffers will need to be approved by MCWD as <br />well. Impacts may not be approved unless a good argument can be made for wetland fill. <br />6. A sewer main extension will be required to provide sewer service to the new and existing <br />homes. They may not share a service connection. <br /> <br /> <br />Adam <br />
