Keiran and Flossie A. Keiran, husband and wife as joint tenants, were the owrers of a good and marketable title, in fee simple to said land, free and clear of all encumbrances except the following: 1. Taxes for 1980 and prior years paid; taxes for 1981 in the amount of $388.40 paid. A mortgage from said fee owners to First National Bank of Wayzata, a Minnesota corporation, dated August 25, 1972, filed September 1, 1472, document number 3968479 Hennepin County Records, which mortgage was given to secure the principal sum of $8,000.00. 3.
