McCleary, we have examined the title <br />to the premises situated in Hennepin County, Minnesota, described as <br />follows: <br />DESCRIPTION: Lot 23 and that part of Lot 22, Auditor's Subdivision <br />Number 203, and that part of Government Lot 3, Section <br />5, Township 117, Range 23, all described as beginning <br />at the Northwest corner of said Lot 23; thence East <br />along the North line of said Lot 23 to the Northeast <br />corner thereof; thence South r.lonq the East line of <br />said Lot 23 dnd its extension to the Northeast corner <br />of said Lot 22; thence deflecting to the right 48 degrees <br />and 30 minutes to the shore of Stubbs Bay, Lake Minne- <br />tonka; thence Northwesterly along said shore to its <br />intersection with the extension South of the west line <br />of said Lot 23; thence North along the west line of said <br />Lot 23 and its extension to the point of beginning, ac- <br />cording to the recorded plat thereof. <br />This examination was based upon a Registered Property Abstract covering <br />Certificate of Title No. 504558 issued Apqil 24. 1974, registered in <br />Volume 1672, in the office of the Registrar of Titles for Hennepin County, <br />Minnesota, last certified to on September 11, 1981, by Title Insurance <br />Company of Minnesota, and from said examination we are of the opinion and <br />find that on sa ri last named date, .Tames 1_ McCleary was the owner of a <br />good and marketable title, in fee simple to said land, free and clear of <br />all encumbrances except the following: <br />1. Taxes for 1981 in the amount of $359.88 second one-half not paid on <br />Lot 23, Auditor's Subdivision No. 203 and $74.94 paid on the balance of <br />the premises. <br />
