This tanuld appear to <br />eliminate the need to remove trees near neighboring lot lines. <br />City Engineer Glenn Cook briefly reviewed with staff the <br />concerns of the neighbors regarding culvert freeze-up and staging <br />of driveways only 60' apart. Glenn noted that culverts <br />underneath the driveways on either side of Lot 1 are 18" and 21" <br />respectively, and Glenn recommends a 24" culvert be provided for <br />the new driveway, which would minimize any effect this new <br />driveway would have on existing driveway culverts. <br />Due to the location of the alternate drainfield site for Lot <br />1, the neighbor to the west may still have a concern regarding <br />the driveway location and headlights aiming towards his house <br />when vehicles leave Lot 1. The applicant noted to staff that tie <br />would be discussing the screening possibilities with that <br />neighbor. Of course, there is nothing in the zoning code that <br />specifically requires such screening. <br />As of this writing, one of the neighbors had noted that the <br />lot corners had not yet been restaked. Since the property owners <br />both east and west of Lot 1 are new to the neighborhood since the <br />previous preliminary subdivision approval in 1987, it is <br />appropriate that the lot corners he rep skid by the applicant as <br />soon as possible. <br />Staff Recommendation - <br />A proposed resolution for preliminary flat approval appears <br />as Exhibit D. Staff would recommend approval. If Council wishes <br />to require specific screening along the driveway for Lot 1 or <br />wishes to condition approval on the centrally located driveway <br />for Lot 1, those conditions could be added to the resolution if <br />you so desire. t' <br />.� <br />t <br />A , <br />
