The new garage will be no closer to the side street (Navarre <br />Avenue) than the existing garage. The proposed gar_ a. -, .: i 11 be 5' f rom the <br />south side lot line, requiring a variance, but is still. approximately 1.7' <br />further from the lot line than the existing garage. The 1' proposed <br />overhang will leave the drip line within applicant's property. <br />The neighboring affected property owner, Lupe Gomez, has submitted a <br />letter of non -objection to the proposal. <br />Variances needed to accomplish the current project are as follows: <br />1. Section 10.03, Subdivision 9 (D) - Garage located nearer the <br />street lot line than the principal building. <br />2. Section 11.25, Subdivision 6 (B) - <br />Minimum side yard setback: 10' <br />Proposed: 5' <br />3. Section 10.03, Sul 'ivi sion 13 - Garage doors facing street arm <br />less than the required s0' setback. <br />
