1 <br />The averages of the seven comparables listed above are; <br />Market Value <br />Land Value <br />House Value <br />Limited Value <br />Lot Size <br />$356,714 <br />$196,000 <br />$160,714 <br />$271,271 <br />3.62 Acres <br />Land value per acre $54,144 <br />An analysis of the above data suggests that an appropriate 2002 valuation for <br />2240 Fox street should be: <br />Market Value <br />Land <br />Building <br />Limited Value <br />•TiT?2 <br />166 <br />$223,8 <br />Ml <br />1^1 <br />These valuations, not coincidentally, are the same as the 2001 valuations for <br />taxes payable in 2002. <br />In Conclusion: <br />Three methods were used to estimate valuation of the property at 2240 Fox <br />Street. No approach justified the proposed 2002 valuation of $488,000 / <br />$488,000 Ltd.
