Section 10.55, Flood Plain and Wetlands Management <br />-Subd. 15: Land Development and Platting <br />-A. Minimum Lot Area Requirements <br />-(3) Area credit for 'flood fringe' in sewered areas: <br />This code section allows the City Council to grant a credit for use of wetland toward the dry <br />buildable area area requirement for "residential properties served by municipal sanitary sewer". Staff <br />interprets this to mean properties which have been assessed for and provided with sewer. Mere <br />inclusion of a property in the MUSA does not necessarily mean it is "served by municipal sanitary <br />sewer". A large property assessed for one sewer unit is not necessarily 'served by sewer' to <br />accomodate a subdivision unless the City Council chooses to grant additional sewer units to that <br />property. <br />2. Section 10.23, Subd. 6B: LR-lA District Minimum Lot Requirements: <br />Minimum Lot Width = 200' <br />Minimum Lot Area= 2.0 acres <br />3.
