Trees in 0-75' be inventoried and plan modified to replace all >_ 6" trees <br />actually removed in 0-75' zone on a 1 for 1 basis. <br />Staff Suggests a Different Concept <br />• After walking the site with Mr. Roelofs, staff feels that the proposed plan, while <br />feasible, will eliminate a significant number of mature trees on the site which <br />currently provide a natural buffer to the future building site. Applicants' plan <br />will significantly change the character of the entire 170' width of the lot. <br />• Staff has developed a conceptual alternative which only disturbs the easterly 40% <br />of the lot and which could result in the preserving of a significant number of trees <br />in the 0-75' zone and just outside it (see Exhibits F). This alternative was not <br />one of the options previously considered by applicants in their presentation to the <br />Planning Commission. <br />Comparison of Alternatives <br />A comparison of applicants' plan and staff's conceptual alternative is presented in Exhibit I, <br />summarized as follows: <br />• Staff proposal provides: <br />- Decreased grading in 0-75' zone. <br />- Slightly decreased overall grading between road and building site. <br />- Decreased tree removal in 0-75' zone. <br />- Decreased removal of mature trees between road and building site. <br />- Significantly greater (and more costly) square footage of retaining walls <br />required. <br />- Decreased square footage of retaining walls directly facing the lake. <br />
