In anticipation of the City Council's <br />deliberation on the development plan at its May 10, 1982 meeting, <br />we are sending this letter with the sincerest hope that the Mayor <br />and City Council will approve the plan developed by Ernst Associates <br />for development of Baldur Park. <br />As you are aware from review of the development plan, Tonki Lake <br />Properties is seeking approval of a plar for the creation of four <br />building sites upon the property, one of which has an existinn <br />house already on it. <br />The review of this plan has received favorable comments from the <br />City Planner and other City staff. It is a well -designed plan out <br />together by a well -respected, professional landscape architectural <br />and land planning firm, with attention given to many details. In <br />virtually all respects, the plan has also received favorable com- <br />ment from the Planning Commission. Although the Planning ommission <br />denied approval for the four -building site plan at its last meeting, <br />the unfavorable comments from the Planning Commission have been <br />based almost exclusively on one concern: hard cover. <br />There are no significant concerns relating to density, setbacks, <br />excavation and grading, and other zoning and planning matters <br />other than hard cover. In some instances, the PRD more than <br />adequately satisfies the zoning requirements. <br />Therefore, this letter will focus on the main concern: hard cover. <br />Much of the information set forth below in this letter is newly <br />developed in order to satisfy any concerns which the City Council <br />and Mayor may have on the hard cover issue. <br />
