The <br />DNR, MCWD and LMCD may limit suc:. development. <br />Peterson stated that there is minimal increase in hardcover <br />when you compare the increase in hardcover allowed on <br />the existing Baldur Park properties. <br />McDonald stated that we don't create new problems with <br />new subdivisions and that the City deals different with <br />existing problems. <br />Rovegno asked if they had ever considered a PRO development <br />that conserves on all hardcover - tuck under garages, etc. <br />Opheim stated that a PRO was not suitable for this type <br />of plan because this property was not suitable for high <br />density housing and hardcover. <br />Applicant stated that runoff could be controlled. <br />McDonald stated that quantity is not the question but <br />the qual.ty of the water or runoff going into the lake. <br />Kelley stated that even two houses is almost too much <br />to put onto this sensitive lakeshore peninsula. <br />Peterson stated that the Mayor advised him to go back <br />to the original 1978 plan which is what they approved <br />before. He noted that all the neighbors were in favor <br />of the development. <br />Goetten noted that the Mayor was trying to tell you <br />that the whole design was too ambitious for this piece <br />of property. <br />McDonald stated that the code given the density credit <br />would only allow two residential units. <br />Rovegno felt that it was an asset to the City with a <br />multiple dwelling but hip main concern was the hardcover. <br />McDonald noted that tee City doesn't like to issue <br />variances when the development can meet the codes. <br />Planning Commission took an informal poll as to how <br />many units they would allow: <br />Kelley's strict interpretation allowed 2 building lots. <br />Callahan stated that it couldn't exceed two. <br />Goetten stated if they wouldn't agree to one than no <br />more than two. <br />11ammerel agreed with the rest of the members on just 2. <br />
