I requested that the pre- <br />liminary plans for the formal application designate the flood <br />plain elevation of 931.J as in Peterson's 1.978 application. <br />(Exhibit D) If you review the preliminary plans from application <br />4466 the 931.5 elevation would take approximately 3,300 sf from <br />the buildable envelope area noted by the applicant at 25,300 sf <br />based on the 932 elevation. The allowed buildable area at the <br />75' setback area would be changed from 6,325 sf to 5,500 sf. <br />In addition I have amended the total proposed hardcover calculation <br />for the 0-75' setback area from 10,260 sf to 11,040 sf. The <br />applicant was asked to designate a road with a minimum width <br />of 18' and he has designated 16'. This 2' difference created <br />an addition of some 780 sf of hardcover and changed the total <br />hardcover for the revised plan to 18,680 sf. <br />Brief Review <br />The plans still show indiviUual riparian outlots. Based on <br />the limitation of the site, I would still suggest one shared <br />riparian outlot with a single joint use dock whether you <br />recommend a 2, 3 or 4 lot plat. <br />Rouses can be placed on each newly created lot meeting all <br />required setbacks. Lot 4 may have some difficulties once the <br />931.5 elevation is designated - once again check the Peterson <br />plan of 1978. <br />
