Other Common Facilities. The Association <br />shall maintain all facilities owned by the Association on the <br />Common Areas. <br />Section 7. Costs. The Association shall operate and main- <br />tain the Common Areas and the Association's imnrovements thereon, <br />at the cost of al: the Owners. How- <br />ever, if the need for maintenance or repair of any part of the <br />Common Area or time improvements thereon is caused through the <br />willful or neglige^t acts of an Owner, or through the willful or <br />ne ligent acts of the family, guests or invitees of an Owner, <br />t. n the cost of such maintenance or repair shall be added to and <br />become Dart of the assessment to wnicn the Owner's Lot is sub- <br />ject. <br />ARTICLE :V <br />INSURANCE <br />Section 1. Casualty Insurance on Insurable Common <br />Area. The Association shall keep all insurable improvements an <br />fixtures of the Common Area insured against loss or damage by <br />fi:e or ot`:er casual,-,., and may obtain insurance against such <br />other hazards that are normally covered by the standard extended <br />coverage endorsement: and all other perils customarily covered <br />for similar types of protects, including those covered by the <br />standard "All Risk" endorsement. Such insurance shall cover 100% <br />of the current replacement cost of the property covered. The <br />Association may also insure any other property whether real or <br />personal, owned by the Association, against loss or damage by <br />f-re and sucn ctner hazards as the Asscciat:.on may deem desir- <br />able, with the Asaociation as the owner and beneficiary of such <br />insurance.
