Gaffron: <br />At your request, we are outlining the hardship and solutions discovered on <br />the captioned project as follows: <br />1. Rotating the building for a west orientation will allow us to comply <br />more positively with the existing topography and drainage of the <br />building envelope to the wet lands. <br />2. We have a desire to conserve the more nature trees on the site and we <br />can accomplish this without using severe grade changes by moving the <br />residence rather than keeping the structure within the building <br />envelope. <br />3. The more westerly orientation of the building in contrast to the <br />northwesterly layout will produce energy conservation savings. <br />4. Off street parking is required since there is not space on the entrance <br />drive for normal street parking. Rotation of the building helps answer <br />this problem. <br />5. Granting the variance will allow the west edge of the house to be a <br />greater distance from the 26' setback, therefore allowing room for <br />adequate retaining walls within the building envelope, enhancing the <br />diversion of water to the wet lands. <br />49 30 F-It %V C E.
