The applicants will provide a back-up apron within their <br />boundaries so that any traffic traveling up Pence Lane and being <br />stopped by the gateway, will be able to back-up somewhere other than <br />the Dailey's driveway. <br />3. The applicants stated for the record that they had no problem with <br />neighborhood children walking across the property to get to Kelly <br />Avenue, but were unaware of any formal easement that neighbors thought <br />(or hoped) might exist over the applicants' property. <br />The Planning Commision at their October 17th meeting voted 3 to 2 to <br />recommend approval of the gate structure at the proposed 716" height, <br />maintaining a 20' front setback from the north lot line, and granting no <br />side setback variance (monuments must be at least 10' from the side lot <br />line). Although the minority opinion (Kell•,,, Moos) was not specifically <br />discussed, Chairman Kelley earlier had noted he felt that the hardships for <br />variances for these structures are questionable. <br />Staff Recommendation - <br />Based on the Planning Commission's recommendation for approval, staff <br />has drafted a resolution for approval, incorporating the revisions agreed <br />to by the applicants at the October 17th meeting. Staff would recommend <br />approval. <br />
