"The granting of such variance will not merely serve as a convenience to the <br />applicant, but is necessary to alleviate demonstrable hardship or difficulty." <br />Granting of the variances will alleviate hardships inherent to the property. <br />Issues for Consideration <br />1. Is there adequate screening to the property to the south? <br />2. Are any lake views obstructed? <br />3. Has the applicant made a good faith effort to reduce hardcover? <br />4. Are there any other issues or concerns with this application? <br />Staff Recommendation <br />Approval of the following: <br />1. Side setback variance to allow a side setback of 18' at the southeast corner of the <br />home when 30' is normally required and 18' currently exists. <br />2. Average Lakeshore setback to allow an encroachment of approximately 50' in <br />order to construct a pitched rood where a flat roof currently exists. <br />3. Hardcover variance to allow 27% hardcover in the 75-250' zone when 25% is <br />normally allowed and 28% currently exists.
