City of Orono -Variance Application and Hardship Description <br />1513 Bay Ridge Road <br />Jeff and Cara Ziebarth <br />January 1 7, 2007 <br />Hardship/Description of Unusual Conditions <br />We are requesting variances for the above mentioned property to include: <br />• Side Yard Setback <br />• Hardcover <br />Existing Conditions <br />The existing lot is approximately 42,000 square feet and roughly 115' wide by 400' long. <br />The existing home does not fall within side yard setbacks within the zoning area and <br />designated at 30'-0". The north-side of the existing home is 11.1 feet from the north <br />property line. The south-side attached shed of the existing home is 5.7 feet from the <br />south property line. All other setbacks of existing hoe are in compliance with setback <br />guidelines <br />The existing hardcover for this property varies in percentage across each zone. O' -75' <br />Zone includes Shoreline Drive/County Road 15 and is 45% hardcover and unchangeable. <br />Hardcover in the 75' -250' Zone is 32.4%. Hardcover in the 250' -500' Zone is 20.3% <br />and includes Bay Ridge Road which is unchangeable. <br />Proposed Changes and Required Variances <br />We are proposing the following changes and additions to 1513 Bay Ridge Road: <br />1. Side Yard Setback -Removal of existing shed and side yard concrete sidewalk on <br />the south side of existing home. This will increase the setback to the south <br />property line to 8.4 feet and also enhance drainage around the side yard property. <br />2. Hardcover -Removal of driveway and courtyard paving to reduce overall <br />hardcover in the 75' -250' Zone. We are also proposing smaller decks and <br />reduced retaining wall area. In summary we are reducing hardcover in this zone <br />from 32.4% existing to 26.6% proposed (6% reduction) <br />3. Proposed re-grading along the north property line to create a swale tying into new <br />retaining wall, creating controlled drainage along the north property area. <br />4. A new roof structure that will provide addition living space. Roof structure will <br />bear on existing perimeter walls to remain. No variances should be required for <br />this addition since it falls within existing house footprint and height zoning. The <br />existing home will remain one story tall with liveable area within the roof <br />structure. <br />5. A new 8' x 22' -8" addition on the east side of the home. We are also proposing <br />excavation in this area to allow this to be a walkout condition. This addition falls <br />within the common lakeshore setback line. <br />6. A new 4' x 23' -6" covered porch area on the east side of the home. This also <br />falls within the common lakeshore setback line.
