Draft PC Minutes -07 /18/11 <br />Application Summary: <br />The applicant is requesting a side yard setback variance to permit a 966 square foot garage addition to the <br />existing home. The addition is proposed to be 8.4 feet from the south lot line where a 30-foot setback is <br />required. The addition to the home in the proposed location within the substandard setback is considered an <br />expansion of an existing nonconformity; a side yard setback variance is required in order to do the project as <br />proposed. The applicant is also proposing reductions in hardcover within the 75' -250' zone in order to <br />accommodate the addition and remain at 25% hardcover. <br />Planning Commission Recommendation <br />On July 18, the Planning Commission voted 6 to Oto recommend approval of the variance to allow an 8.4-foot <br />side setback. <br />Planning Staff Recommendation <br />Planning Staff recommends approval of a side setback variance in order to construct the garage addition and <br />conduct hardcover removals as proposed. In the Planning Commission report, Staff suggested approving a 10- <br />foot setback rather than the requested 8.4-foot setback in order to maintain at least a 10-foot separation <br />between the new addition and the south lot line. The Planning Commission did not find value in requiring a <br />1.6-foot jog in the building to meet a 10-foot setback when the existing home was already set back 8.4-feet . <br />Based on the Planning Commission recommendation, Staff has drafted a resolution approving an 8.4-foot <br />setback. <br />COUNCIL ACTION REQUESTED <br />The Council should consider adopting or amending the attached draft resolution granting a 8.4-foot setback <br />for the addition.
