Need to address lakeshore setback <br />and hardcover regulations within 0.58 acre building <br />envelope. <br />2. Define actual properties to be inelLded in the formal <br />application - whether current owner of Lots 30 and 31 with <br />join in formal application. <br />3. Extension of the municipal sewer through now private <br />properties at the east side of the property. <br />4. Define new public roadway that would extend to the east <br />border of the property - contact with current property <br />owners to see if they would agree to deed right-of-way or <br />City to condemn the property for road purposes and to bring <br />current road to improved status. <br />5. Will increase in density within subject property. Will <br />require major upgrading of Baldur Park Road. <br />6. Other considerations from Planning Commission members. <br />If applicant wishes to approve Planning Commission and staff <br />position, applicant may fill a separate appeals application in <br />order to present proposal before the Council. <br />
