Staff has been advised by <br />the present owner that they are not part of this application <br />which would result in a reduction in the area calculations noted <br />above. The PRD plan shows a combination of 9 duplex units ai.d 2 <br />single family units. Units 16-20 are totally located within the <br />75' setback area designated by the dashed line running parallel <br />to the shoreline. Portions of structures 1, 2, 3, 13, 14, and 15 <br />are also located within the lakeshore protected area. Note <br />driving and E;arking areas have also been placed within 75' of the <br />lakeshore. In PRD developments that contain shoreline, the <br />lakeshore protected area may be used to qualify against density, <br />but the lakeshore setback of 75' and hardcover regulations shall <br />be applicable for development as directed in the purpose and <br />intent of the I,R-IC zoning district. Hardcover calculations have <br />not been noted by the applicant but clearly we are dealing with <br />excessive amounts of hardcover within the lakeshore protected <br />area and within the building envelope within the pennisula that <br />consists of approximately .58 acres. Maximum hardcover within <br />that def fined enveiole would be limited to 5,5(10 s.f. <br />
