Improvements on the site (includes decks, patios, drainage, cement <br />walkways, etc.) shall be limited to 2,280 sq. ft. of hardcover. <br />2. No structure (includes decks and patios) may not be located closer <br />than 75' from the lakeshore in addition, the principal structure <br />must meet the average lakeshore setback of houses on abutting lots. <br />Staff will designate required setback at time buildinr, permit is <br />applied for. <br />3. The side yard setback of 10' must be maintained. <br />4. The street setback for the principal structure is 30'. Special <br />consideration should be given in location of the drive and garage <br />in limiting unnecessary hardcover. <br />5. Applicant must quit claim deed that portion of Baldur Park Road that <br />intersects the property area to include 3' maintenance ditch. <br />6.
