To recommend approval of the lot ar-a and lot width variance <br />of Dr. Steven Posnick based on th, "allowing findings: <br />1. - Lot 16, Block 1, Baldur Park an in single <br />separate ownership prior to 19b . <br />2 - The proposed building site is consistent with the <br />pattern of development of the s rounding neighborhood. <br />3 - There is no additional land available to combine with <br />subject property. <br />4 - There have been no objections from t:he neighbors as <br />far as the buildability of the lot. <br />5 - Lot area and lot width variance applications have been <br />approved for the property back in 1--30-80 and 3-20-72. <br />such approval is subject to the following conditions: <br />1 - Improvements on the site (to include patios, driveways, <br />etc.) may not exceed 2,385 sf of hardcover. <br />2 - No setback variances will be granted to the requireO <br />building env, -,lope. <br />3 - All structures must meet average lakeshore setback <br />of houses on abutting lots - staff to designate setback <br />line. <br />4 - Special consideration be given in location of driveway <br />and garage is limiting unnecessary hardcover. <br />5 - Prior to issuance of a building permit, applicant must <br />urnish the City , quit claim deed, deeding 5' of <br />additional right of w-v for Baldur Park Road. <br />6 - At the time of the building plan review special care <br />should be given tc the drainage along the east banks <br />of the site. <br />7 - Applicant should be advised that a dock is an acce>sory <br />structure and '.hat a principal structu -i must exist <br />on the site prior :o the issuance of a building permit <br />for now dock line. <br />
