Johnson, 1635 & 1675 Concordia Street - <br />b;.bdivision of a Lot Line Rearrangement - Class I - <br />Public Hearing <br />Application - The Trainor House at 1675 Concordia Street encroaches <br />approximately l' over the lot line into the Johnson property at 1635 <br />Concordia Street. The proposed lot line rearrangement maces the <br />Trainor house within its property boundaries. <br />Zoning District - LZ-IC, Single Family 112 Acre Minimum, Sewered <br />List of Exhibits <br />Exhibit A - <br />Exhibit B - <br />Exhibit C - <br />Exhibit D - <br />Discussion - <br />- <br />Application <br />Plat Mal, <br />Property Owners List <br />Proposed Registered Land Survey <br />Howard Johnson of 1635 Concordia Street is in the process of selling <br />his property which consists of approximately 3.9 acres. It came to light <br />as a result of a recent property survey, that the neighboring Trainor <br />residence at 1675 Concordia S'`reet encroaches approximately l' into the <br />Johnson property. This subdivision is merely to provide an additional <br />parcel of 336 s.f. to '_he Trainor property in order that their house at <br />1675 Concordia Street can be within its property boundaries. <br />Although it is not dimensioned on the survey, tre proposed Tract B to <br />be transferred to Trainor, appears to leave a 5' setback from the Trainor <br />residence to the new property line. In our LR-lC district, normally a 1'J' <br />side setback is required. Staff would suggest that Planning Commission ask <br />applicant to consider granting additional square footage for Tract B so <br />that the normal 10' iide setback can be accomtlished. <br />The current proposal increases the Trainor property to 0.434 acre in <br />area. <br />Staff Rtco endation - <br />Although it would appear that granting of additional area within Tract <br />B to accomplish the 10' side setback standard would be a logical goal in <br />this type of lot line rearrangement, applicant may have specific reasons <br />why such an arrangement is not proposed. Regardless, the proposed lot line <br />rearrangement, which places the Trainor house within its own property <br />boundaries is a positive application and staff would recommend approval. <br />
