Applicants <br />are req:lesting a lot widt'n variance to construct a new house on this 2.3 <br />acre property. The existing lot width is 118' where 200' is required, for <br />a variance of 821. <br />The proposed house location meets the required 30' side setbacks for <br />the I.R-lA district. This house will be located 104' back from the front <br />lot line, and is not considered a lakeshore lot, hence no average lakeshore <br />setback requirement is in effect. <br />The applicants have provided information for construction of a <br />complete septic system to serve the property, however he notes that if <br />sewer to this area is intended in the near future, he would prefer not to <br />construct an entire septic system that would be abandoned after only a <br />short period of use. <br />The applicants neighbor to the east has discussed a relocation of <br />applicants' proposed house, to move it northward approximately 10-15' in <br />order that the neighbor's existing views of the lake are preserved. The <br />Planning Commission did not feel compelled to make that house relocation <br />condition of their approval, since nothing in the Zoning Code woul- <br />disallow the originally proposed location. <br />Hardcover is well within the prescribed limits. <br />Staff Recommendation - <br />:staff recommends approval of the requested lot width variance per the <br />Planning Commission recommendation. A resolution for approval is attached. <br />
