I) The width of the lot is only 100 '. Existing setback of30' only allows 40' in the
center for the outbuilding.
2) See number 1. above
3) "Essential character" oflocality will not be affected. As a matter of fact, will
enhance property greatly and be in keeping with current character of locality.
4) NIA
5) NIA
6) NIA
7) NIA
8) See number 1. above
9) There are not many through lots with this width problem.
lO)Current garage space is limited by depth of bays. Lake property requires space
for storage of lake related items ( dock, watercraft, lakeshore maintenance, etc.)
Narrow though lot provides logistic challenge for storage of said items.
11) See number 3 . above .
12) The granting of this requested variance will accommodate the storage of summer
"lake items" as well as winter tools . Additionally, will accommodate space for
incremental vehicles for next several years with addition of driving age children.
IIardship Statement
We originally requested a building permit placing the outbuilding 20+ feet off the Ridge
Road border of the property, which application was denied on October 23, 2007. At that
time we were asked to push the outbuilding back closer to the house to be consistent with
the large front yards of the neighborhood. We are now requesting a variance to place the
outbuilding as close to the house as possible while meeting the 250' setback from the
lake. The variance for the 1 O' setback that we are requesting is in an attempt to push the
outbuilding as far as possible from an existing 36' diameter ash tree, to give it the best
chance of survival..
RECEIVE D
APR 2 2 200 9
CITY OF ORONO
#3 4U
