Side Setback Variance. The existing house ranges from about 4' to <br />about 7' from the lot line. The addition will range from 7' to 10' from <br />that line. Applicant will have to do some grading and provide a partial <br />retaining wall between the addition and the lot line. Staff feels this is <br />feasible and will have no detrimental effect on the neighboring property. <br />Drainage between the properties is a minor concern, and applicant plans to <br />direct drainage from the roof along the lot line both to the north and <br />south. <br />
