White, 180 North Shore Drive West <br />Preliminary Plat Approval - Resolution <br />Application - <br />During the course of review, this application has been <br />revised, and now is simply a subdivision to split off 2 dry <br />buildable acres and some wetland with the existing residence <br />structure, leaving the remaining 14 acres as an outlot for future <br />development. <br />Zoning District - <br />RR-lB, single family, rural residential, unsewered, 2 acre <br />minimum lot size. <br />List of Exhibits - <br />A - Memo and Exhibits of 9/15/88 <br />B - Proposed Resolution for Preliminary Plat Approval <br />Discussion - <br />Please review the memo and exhibits of September 15, 1988. <br />Originally, the applicant wished to create a new building site in <br />addition to splitting off the existing residence. However, after <br />the Planning Commission review, at which it was indicated to <br />applicant that anything more than a simple split to put the <br />existing house on a separate lot would require dedication of <br />interior roadways and a topographical survey, applicant reduced <br />the scope of the proposal. <br />The Planning Commission reviewed the revised proposal and <br />voted 5-0 to recommend approval subject to the following <br />conditions: <br />1. Based on the limited scope of the revised proposal, and <br />based upon Hennepin County's review of the acceptable access <br />sites, the Planning Commission finds there is no need for <br />dedication of interior private roads or border private roads <br />at this time. <br />2. The Planning Commission recommended approval of <br />dedication of an additional 17' of right-of-way for County <br />Road 19 to bring its width up to the 50' centerline -to - <br />property line width, consistent with the width of McCulley <br />Road which extends to the north, connecting County Roads 19 <br />and 6. <br />
