Item Description: #06-3182, Jeff Mikkelson -1436 Baldur Park Rd -Variances <br />Zoning District: <br />Lot Area: <br />Lot Width: <br />LR-1C, Single Family Lakeshore Residential,½ acre & 100' width <br />0.19 acre (8,179 s.f.) <br />51'@ OHWL & 55'@ 75' setback <br />Application Summary: <br />The applicant is requesting lot width, lot area, and hardcover variances in order to construct a <br />new single family residence. The hardcover variances consist of a 0-75' hardcover variance <br />to allow 987 s.f. or 24.39% hardcover where 0% is normally allowed and 75'-250' hardcover <br />variance to allow 1,494 s.f. or 36.16% hardcover where 25% is normally allowed. A <br />conditional use permit is also required in order to conduct land alterations below the 931.5' <br />100-year floodplain elevation in conjunction with the construction of the new home. <br />The applicant has submitted a revised plan meeting the Planning Commission's <br />recommendation and has also submitted an "alternate" plan he would like to discuss. The <br />alternate plan shows the home shifted 7' closer to the lake in order to put the home in line <br />with each of the neighboring homes and the deck in line with those decks. <br />Planning Commission Recommendation <br />At their March meeting the Planning Commission voted 5 -1 to recommend approval of the <br />variances as requested in conjunction with the reduction of the street side deck from 74 s.f. <br />to 35 s.f .. <br />Planning Staff Recommendation <br />Staff recommends approval of the 1st plan consistent with the Planning ,Commission's <br />recommendation as the alternate plan shifts more hardcover closer to the lake. <br />Council should direct staff to draft a Resolution reflecting tonight's decision. <br />I
