T'his application was reviewed as Zoning File::03-2963. <br /> 2. The property is located in the(n Industrial District <br /> 3. The proposed addition is an allowed use in the I dis�ict per Zoning Code Section 78-824. <br /> 4. The Orono Planning Commission reviewed this a�plication on November 17, 2003 and <br /> • recommended approval by a vote of 6 to 0. <br /> 5. The Planning Commission made the following findings of fact: <br /> . <br /> A. The Planning Commission finds the 20' � 75' addition meets all setbacks per <br /> Section 78-825 (e). The addition also conforms to the Lot Coverage requirements <br /> of Section 78-825 (c). <br /> B. The proposed addition will result in a l�s of approximately 5 pazking stalls, <br /> however the properiy will still conform to t�e parking requirements of Section 78- <br /> 1516 (20). � <br /> C. The City Council fmds that approval of the commercial site plan for the proposed <br /> garage addition will not be detrimental to thz health, safety or general welfare of the <br /> public, will not adversely affect light, air nor pose a fire hazard or other danger to <br /> neighboring properties, nor will its use dep��ciate surrounding property values and <br /> that the proposed level of use of the propert��will be in keeping with the intent and <br /> objectives of the Zoning Code and Comprehznsive Plan of the City. <br /> D.
