Brad & Cindy McDonnell, 1420 Baldur Park Road, <br />Hardcover & Structural Coverage Variance <br />The applicants have revised their request based on the Planning Commission <br />recommendation and are requesting hardcover and structural coverage <br />variances in order to construct an 80 s.f. covered porch entry in the place of an <br />existing 76 s.f. deck. The application consists of: <br />1. A hardcover variance within the 75'-250' zone for 48.7%* hardcover where <br />53.8%* currently exists. (-the nonconforming 0-75' hardcover is included with <br />this calculation.) <br />2. A structural coverage variance to allow 1,797 s.f. of structure when 1,500 s.f. <br />is normally allowed and 1,717 s.f. currently exists. <br />Planning Commission voted 4 -3 to recommend approval of the structural <br />coverage and hardcover variances for construction of an 80 s.f. covered porch <br />entry stipulating the applicants remove: <br />• All plastic and fabric liners from landscape beds, and play areas (if applicable) <br />and <br />• The "rock fire ring" as noted on the survey; and <br />• An additional 250 s.f. of driveway hardcover. <br />Staff recommends approval of a hardcover and structural coverage variance to <br />construct a minimal covered entry -no greater than 50 s.f.. Additionally, Staff <br />recommends hardcover removals consistent with the Planning Commission <br />recommendation. <br />The Council should determine the size of covered entry porch, if any, that should <br />be allowed and, direct staff to draft a Resolution for approval at the May 23 rd <br />meeting based on Council's decision. <br />That's all I have and I'll answer any questions
