The property ha�a total area of 0.71 acre and 132' of lot width. <br /> b. A hardship exisU with respect to driveway hardcover due to the nature <br /> and location of the shared drivewav and the inabilitr to park vehicles <br /> along County Road 1�. � ' <br /> c. No additional land is available for acquisition by the applicants to <br /> make the propem-conforming in area or width. <br /> d. The property is::rved with municipal sewer. <br /> e. The combination of 2 lots with a total lot size of 0.71 acre is typical of <br /> lots in the immediate neighborhood. � <br /> f. A single famil�- residence can be constructed on the property without <br /> the need for further variances. <br /> • 4. The City Council has considered this application including the findings <br /> and recommendation of the Planning Commission, reports by City staff, <br /> comments by the aFplicants and the public, and the effect of the proposed <br /> variance on the healw, safety and welfare of the communit�-. <br /> 5. The City Council finds that the conditions existing on this property are <br /> peculiar to it and do not apply generally to other propem- in this zoning <br /> - district; that granti.na the vaziance «•ould not adversel�• affect traffic <br /> conditions, light, air nor pose a fire hazard or other danaer to neighboring <br /> property; would not merely serve as a convenience to the applicants, but is <br /> necessary to alleviat: a demonstrable hardship or difficuln-; is necessary to <br /> preserve a substantial property right of the applicants; and would be in <br /> keeping with the spli�it and intent of the Zoning Code and Comprehensive <br /> Plan of the City.
