Statement of Hardship: <br />The applicants have provided their hardship statement in Exhibit D. <br />Issues for Consideration: <br />1. Would a gutter system work in this situation? Would the height of the gutters/roof make it <br />difficult to keep the system clean and working? <br />2. The amount of hardcover in the 75-250' setback area is not increasing. <br />3. The structural coverage is increasing but still below the allowed 15%. <br />4. The lot does not meet lot area and lot width requirements. It is undersized for a lot in the LR- <br />1 C zoning district. <br />5. Would applicants' acceptance of a condition that "the roofed area can never be enclosed with <br />walls" be a factor in gaining an approval recommendation? <br />6.
