0 <br />MINUTES OF THE PLANNING COMMISSION MEETING HELD JUNE 6, 1988 <br />#1275 DOUGLAS JOHNSON <br />1399 PARK DRIVE <br />VARIANCES <br />PUBLIC HEARING 8s26-8t34 <br />The,Affidavit of Publication and Certificate of Mailing <br />were noted. <br />Douglas Johnson was present for this matter. <br />Gaffron explained the request for variances for 0-75' <br />hardcover, 0-75' structure, average lakeshore setback, <br />and building height, to allow construction of major <br />additions and decks to existing residence structure. He <br />clarified the existing and proposed hardcover <br />calculations. <br />In response to Kelley's question regarding replacing the <br />foundation, Mr. Johnson stated he intends to replace <br />only a portion of the foundation at this stage. He <br />also stated that the neighbors have no objections to his <br />plans and that he does not plan any steps or walkway to <br />the lake. <br />There were no comments from the public regarding this <br />matter and the public hearing was closed. <br />Kelley felt that if it is found that an entire new <br />foundation is needed, the house should be moved to meet <br />the 0-75' and side setbacks. <br />Bellows felt the proposed improvements wou18 ultimately <br />required replacing the existing house. <br />Mr. Johnson stated if he has to replace the entire <br />foundation and/or tear down the entire house, he will <br />move the house to conform with the setbacks, but it is <br />his desire to save as much of the existing house as <br />possible He noted the location of the house and <br />prop,,sea additions are due to the natural drainage <br />ravine. <br />It was moved by Kelley, seconded by Moos, to recommend <br />approval per staff recommendation subject to the <br />existing foundation being reviewed by a structural <br />engineer and it the foundation needs to be replaced, the <br />structure will be moved to conform with the lakeshore <br />and side setbacks.
