Gaffron, Asst Planning & Zoning Administrator <br />DATE: August 12, 1988 <br />SUBJECT: #1320 Dr. and Mrs. Robert Brandenburg, 719 Minnetonka <br />Highland Lane - Variance - Public Hearing <br />Zoning District: LR--lB <br />Application: Request for hardcover variances to reconstruct <br />screen porch and existing deck on lakeside of house. Applicant requests hardcover variance to remove and rebuild <br />the existing deck and screen porch. The existing deck was <br />constructed in the 1970's and apparently was not treated wood, <br />hence is in poor condition. <br />2. in conjunction with deck and screen porch replacement, <br />applicants are proposing minor revisions to their landscaping, <br />the majority of which new work will be in the same location as <br />existing stairways and planter beds. <br />3. Hardcover. The house and all of the proposed corstruction and <br />landscape revisions are located in the 75-250' zone. Existing <br />75-250' hardcover is approximately 31.8% per Exhi:)it E-4. The <br />applicant's landscaper has calculated approximately a 16 square <br />foot increase in hardcover or 0.1 increase as a result of the <br />revisions. It would appear to staff that the landscape areas <br />underlaid by plastic account for a very small percentage of the <br />existing hardcover on the property, and that plastic is probably <br />necessary for foundation protection in most of the areas it <br />exists, hence little can be gained by removal of plastic. <br />The lakeshore bank in the 0-75' zone contains a serie of <br />1 <br />
