F. *i hhich , <br />DATE: March 2S, 1976 <br />SUB.JECr: Richard Rowlette - 377S Bayside Road <br />Variance - Lakeshore and Street Setback <br />Mr. Rrwlette recently purchased the old Betz property at 377S Bayside <br />Road. This is the property with which previous problems of right -of <br />wary encroachment was just resolved in 197S thru a rearrangement of Lake <br />Street. <br />The location of the existing dwelling dxs not conform to the street <br />setbaci: requirement of SO ft. and hardcover and lakeshore setback require- <br />ment of 7: ft. Mr. Rowlette is now requesting variances from this sct- <br />back requirement for an addition -o this existing structure. The prnpesed <br />36' x 28' addition consists of a dining room, second eating space and a <br />two car garage. The setbacks of the proposed addition would be 66 ft. <br />from the lakeshore and 20 ft. from the street property line. <br />Therefore. the variances requested would be 9 ft. from the lakeshore set- <br />back requirement and 30 ft. from the street setback requirement and variance <br />from the 7S ft lakeshore hardcover setback of 378 sq. ft. for the existing <br />construction and 4n0 sq. ft. for the proposed addition for a total of 778 <br />sq. ft. of hardcover. <br />The existing structure includes a 20' x 20' concrete patio deck facing <br />the lakeshore. Mr. Rowlette has agreed to remove this 40n sq. ft. of hard- <br />cover and replace same with a larger open redwood deck if the setback variances <br />are approved. <br />The maxamin area of this proposed addition extending into the 7S ft. Lake- <br />shore setback would not exceed 200 sq. ft.
