The elimination of the two structures would enhance the neighbors' view of <br />the lake and the lake users' view of the property. <br />* The proposed addition would not be visible to the two adjacent <br />neighbors. <br />* Because of the natural vegetation, the proposed addition would not be <br />clearly visible from the lake. <br />* The only structures on the property clearly visible from the lake are the <br />storage house and the fenced kennel. <br />The proposed addition would also require the elimination of a spaced <br />wooden deck and a small concrete slab that represent hard cover within 75' <br />of the lake. Thus, the addition would increase the hardcover in the 0-75' <br />zone by only 83 sq. ft. <br />The proposed addition is consistent with our five year plan .and represents <br />significantly less hardcover than the proposed addition in that 5-year plan <br />submitted with our variance application in 1985. <br />- Adjacent home has a free-standing structure which serves as a three season <br />porch which is closer to the lake than the proposed addition. The structure <br />was built before 1975. It represents the easternmost structure on the lot <br />and should be used in determining the average setback of adjacent <br />residences. <br />
