Gaffron, Asst Planning 6 Zoning Administrator <br />Date: March 6, 1989 <br />Subject: #1363 Roger & Becky Berry, 1392 Baldur Park Road - <br />Variance/Conditional Use Permit - Resolution <br />Zoning District - LR-lC, single family, 1/2 acre, sewered <br />Application - Request for variances for hardcover, average lakeshore <br />setback, and conditional use permit/variance for grade changes in 0- <br />75' lakeshore setback zone. <br />List of Exhibits <br />Exhibit A - Planning Commission Minutes of 2/21/89 <br />Exhibit B - Planning Commission Action Notice of 2/24/89 <br />Exhibit C - Resolution <br />Exhibit D - Memo i Exhibits of 2/14/89 <br />Discussion - <br />Please review the memo and exhibits of February 14, 1989. The <br />applicants are proposing to remove the existing residence structure on the <br />hroperty and replace it with a new home. The original request included <br />moving the new structure further back frum the lake than the existing house <br />but not totally out of the 0-75' zone. That was subsequently revised at <br />the direction of Planning Commission to be totally outside the 0-75' <br />setback zone. There is still the need for a variance for an average <br />setback encroachment of 2', and a hardcover variance in the 75-250' zone, <br />increasing from 26.50 to 31.9%. <br />This is a double lot, with total area arproximately 31,000 s.f. <br />Existing overall hardcover is 6,700 s.f. The original request fur 8,298 <br />:.f. was subsequently revised to 6,833 s.f., hence there is a net hardcover <br />increase on the vroperty of 133 s.f. <br />The project is proposed to include a 3-car attached garage and the <br />detached garage near Baldur Park Road will be removed. <br />There is a need to do same minor grading in the 0-75' zone, both north <br />and south, in carder to fill in the hole remaining frr!n the foundation of <br />the existing house and blend in the contours, in addition to rebuilding the <br />driveway to minimize both its length and grade slopes. <br />Planning Commission Recommendation <br />At their February 21, 1909 meeting, Planning Commission recommended <br />6 to 0 to approve the following variances and conditional use Ferwit based <br />on the following findings: <br />
