Section 10.03, Subdivision 15 (C) - Wall exceeds allowed height of <br />3k' - height variance required. <br />Required = 316" <br />Proposed = 415" Average height of end sections <br />Proposed = 512" At south side of south monument where <br />there is n drop in grade. <br />Variance = 1'6" or 116% <br />2. Section 10.28, Subdivision 5 (B) - Setback variance required <br />because wall exceeds 3�' height. <br />Required = 50' <br />Proposed at Willow Dr = 7' <br />Proposed at Countryside Dr = 4'8" <br />Variance at Willow Dr = 43' or 86% <br />Variance at Countryside Dr = 45'4" or 90% <br />3. Section 10.03, Subdivision 16 - Traffic visibility. No fences, <br />structure or plantings more than 3' high in a residential <br />district on corner lots shall be Permitted to obstruct traffic <br />visibility within a triangular area defined as follows: <br />beginning at the intersection of the projected curb lines of two <br />intersecting streets, thence 30' along one curbed line, thence <br />diagnally to a point 30' from the point of beginning on the other <br />curb line, thence to the point of beginning. <br />Staff has confirmed that the structure does not encroach the <br />prescribed traffic visibility setback area.
