"� <br /> 2. 20' wide conservation easements be dedicated along the northerly <br /> property boundaries of Lots 1 and 2 to enhance water quality and slow � <br /> , storm water runoff rates from the site. Or, altemative plans achieving <br /> these same goals be submitted to the City for re�-iew and approval by the <br /> City E�gineer. <br /> 3. The alternate and primary septic sites maintain a 10 foot setback from <br /> dedicated 7 foot trail easement along CSAH 19 (�Torth Shore Drive). <br /> 4. The developer shall grant to the City 10 foot perimeter drainage and utility <br /> easements. <br /> 5. The existing house with attached garage, sheds, septic tank, and trench <br /> septic area be removed or abandoned prior to sale of Lots 1 and 2 into <br /> • separate ownership. � <br /> 6. Payment of standard Park Dedication Fee for Lot 1,Block 1. <br /> 7. Payment of standard storm water and drainage trunk fee for the property. <br /> 8. Subdivider is hereby advised that preliminary subdivision approval will <br /> expire within one ye�r of the date of City Council approval, September 22, <br /> � 2004. Should the subdivider fail to complete the filing of the final plat <br /> application within the year deadline, it shall be necessary for the <br /> subdivider to file a new preliminary subdivision application with the City. <br /> Final Plat Submittals: <br /> The following list of final submittals must be submitted to the Zoning <br /> Administrator two weeks prior to the regularly scheduled City Council meeting on the <br /> second and fourth Mondays of the month. These submittals are as follows: <br /> 1. Record plat drawings in the form of two (2)mylar copies (one copy for the <br /> City's records and one for filing with Hennepin County) and one (1) copy <br /> reduced to 1"=200'. Drawings to include: <br /> a. Lot lines platted per preliminary survey by Paul Otto of Otto <br /> � Associates Engineers and Land Surveyors, Inc., dated August 1,2003. <br /> Page 3 of 5 <br />
