O ,' O <br /> - g CITY of ORONO <br /> � , � � ., . � . <br /> , ti <br /> ��L �G~' RESOLUTION OF THE CITY COUNCIL <br /> `�kESSOg' NO. _ .� � Q � <br /> A RESOLUTION GRANTING PRELIMINARY <br /> � APPROVAL OF A CLASS III SUBDIVISION FOR <br /> PROPERTY LOCATED AT 980 NORTH SHORE DRIVE �VEST <br /> FILE NO. 03-2937 <br /> WHEREAS, Robert Morlock(hereinafter the"subdivider") on July 23, 2003, <br /> filed a formal subdivision application with the City for approval of a two lot residential <br /> plat of property legally described as: <br /> Lot 2, Block 1, ENGLLTND ADDITION,Hennepin County,Minnesota <br /> (hereinafter"the property"); and <br /> � WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> Statutes 462.358 et. seq. and the City of Orono's Zonina ancl Subdivision Codes,the <br /> • Orono Planning Commission held a public hearing on August 1 S, 2003, at which time all <br /> persons desiring to be heard concerning this application were given the opportunity to <br /> ` speak thereon; and <br /> WHEREAS, at their regular meeting held on September 22, 2003,the Orono City ' <br /> Council considered the subdivision application of the subdivider noting the followin� <br /> findings of fact: � <br /> 1. The property is located within the RR— 1B One Family Rural Residential � <br /> Zoning District requiring a minimum of 2 acres of contiguous dry <br /> buildable land within each newly created lot. <br /> 2. The property contains a total of approximately 4.00 acres of land. There <br /> . ' are no wetlands on the property. <br /> 3. The proposed plat consists of two residential lots each meeting the <br /> , minimum lot standard requirements of the RR— 1B, One Family Rural <br /> Residential Zoning District, each meeting the minimum 2 acre lot area <br /> requirements and each having over 200' in defined width at the street . <br /> right-of-way. <br /> � 4.
