( <br />I <br />'-. <br />3. Dimensional standards for front lots. A front lot created as part <br />of a front/back lot division shall meet all zoning district area, <br />width and setback standards, except that the required side yard of <br />the front lot adjacent to the access outlet shall be equivalent to the <br />side street yard requirement for that zoning district. <br />4. Access requirements: <br />a. Access outlets shall be 30' minimnm· width, and shall be <br />wide enough to accommodate drainage, snow removal and <br />screening without encroaching on neighboring properties. <br />b. In approving front/back lot divisions, the City may require <br />that both front lot and back lot share a driveway access <br />within the access outloc if Council decermines that creating <br />an additionai access to the existing srreec will be a pctencial <br />safety h~d. <br />c. Driveways wichin a back loc shall be located ac least 10' <br />from the side or rear lot lines o(adjacenc lots. <br />d. No more rhan two residences may be served by a driveway <br />located within an access outloc. <br />e. No access outlet may be platted abucring an adjacent ouclot <br />except when the incent is to combine the two access ouclots <br />for creation of a public or private road meec.i.ng City <br />standards. <br />5. Screening requiremencs and accessory scructure standards. <br />Front/back lot subdivisions shall be designed in a manner such that <br />the screening requirements and accessory saucrure standards of <br />Section 10.03, Subdivision 27 can be rnec. <br />6. The requirements and standards of this section shall apply only to <br />those franc/back lot divisions which receive preliminary plat <br />approval after January 1, 1994. <br />SECTION 4. Adoption and publication. This ordinance shall be published in the <br />Pioneer and the Laker newspapers and shall become effective immediately upon publication. <br />5
